Rebuilding Facts

1. Identical rebuild - same plans / re-stamped. [fastest approach]

Will deviation be allowed w/o expansion, for example floor plan or window changes?  “Yes”

2. Volume Rebuild - a different or modified design w/in same building envelope. [faster]

Will this be classified as a same for same rebuild

Yes, as along as the rebuild does not exceed a 10% increase in floor area, height, or bulk.

3. New design - a custom home on the same lot. [normal processing speed, no exemption]

This will be subject to the typical CDP + SPP + Permitting timeline.
